McLeod Road Purpose-Built Rental Apartment

NPG facilitated planning approvals for a 5-storey purpose-built rental apartment building. Totaling 50 apartment units on a 0.3-hectare site, this proposal effectively contributes to the focused intensification that is envisioned along McLeod Road, and in turn will augment the purpose-built rental housing supply in the city.

Improving Housing Affordability

NPG worked collaboratively with the Client, the architect and the rest of the consultant team, as well as municipal staff during the Official Plan and Zoning By-law Amendment application process. Necessary amendments were obtained to implement site-specific provisions for increased density, reduced parking requirements, and reduced yard setbacks, among others. The NPG’s team, consisting of Mr. Aaron Butler and Ms. Lichheng Lim, prepared a Planning Justification Report as well as a Draft Official Plan Amendment and Zoning By-law for the proposed development. Approval for the Official Plan and Zoning By-law Amendment applications were granted by Council within three months of submission.

Housing Impact Statement

A key component of the project was NPG’s evaluation of the City’s new Housing Strategy (January 2022) policies, and the submission of a Housing Impact Statement with the applications. It was concluded that this purpose-built rental development will contribute to the City’s affordable housing targets and implement the City’s Housing Strategy by introducing a diversified and affordable mix of housing options in an area already well connected by the QEW, public transit and other means of active transportation.
